What’s included in the rent?

All bills, including high-speed wifi, are included in the rent. If you prefer to opt out of fully inclusive bills, meaning you manage and pay for your gas and electricity bills individually, please speak to Alison, who will confirm what the rent would be exclusive of gas and electricity.

How to secure your Gingerbread Homes student house

1. Get your group together

Decide who you would like to live with and make sure everyone is happy to proceed together as a group.

2. Book viewings

Look through the available Gingerbread Homes properties and decide which houses you and your housemates would like to view. Contact Alison on 07470 867610 or at hello@gingerbreadhomes.co.uk. 

3. Choose your house

After your viewings, before deciding on a house, please read and review all the documents on the house’s webpage. These contain important information about the house and the proposed tenancy, including the draft tenancy agreement.

Once your group has decided which house you would like to secure, check with Alison that it is still available and has not already been reserved by another group.

4. Receive the holding deposit payments details

Alison will send you the payment instructions for the holding deposit. The holding deposit will be equivalent to one week’s rent for the property.

5. Pay the holding deposit

Make the holding deposit payment using the instructions provided. Please make sure you include the correct payment reference so we can identify the payment quickly.

6. Provide your group details

Alison will liaise with your group to get the full names and contact details of everyone who will be named as a tenant.

7. Sign the holding deposit documents

Once the holding deposit has been received, we will send your group a receipt, together with an Extended Holding Deposit Agreement for everyone to sign. This agreement records that the group is happy to extend the deadline for entering into the tenancy agreement and for the holding deposit to remain held until the agreed tenancy-signing date.

8. Review and sign the tenancy agreement

Approximately six months before the tenancy is due to begin, Alison will send the periodic tenancy agreement to the whole group again to read and review. She will then propose a date for everyone to meet and sign the agreement. Please read the agreement carefully and raise any questions before the signing date.
